Fire claims in multi-unit properties require fast action, careful assessment and coordinated delivery. Beyond the initial fire damage, smoke, hazardous materials, structural impacts and compliance upgrades can all affect the repair pathway.
Morgan Projects was engaged to manage the response after a significant fire damaged Unit 1 of a five-unit strata property, with smoke damage also affecting Unit 5 and external areas.
The fire is believed to have started from an overheated lithium battery while an electric scooter was charging.
Unit 1 sustained major fire and smoke damage, while Unit 5 had smoke damage throughout. External brickwork, soffits and gutters were also affected.
The claim also involved asbestos-containing materials, heat-affected brickwork, structural review of the suspended slab system and electrical compliance issues.
Morgan Projects coordinated the make-safe works, asbestos testing and removal, engineering inspections, strip-out, restoration, scope development, tendering and repair works.
The team worked with consultants and contractors to confirm the right repair methodology, avoid unnecessary works and keep the claim moving.
A key outcome was confirming that the suspended slab system did not require remedial works, avoiding additional cost and delay.
Repairs were completed within the contract timeframe and to an excellent standard. Practical completion was signed off, and the insured was very happy with the outcome.
Through tender review, smart repair methodology and engineering due diligence, Morgan Projects delivered an estimated saving of approximately $65,000.
