Multi-Unit Fire Claim – Six-Unit Complex

Morgan Projects was engaged after a significant fire started in the garage of one unit and affected four of the six units across the complex.

The problem

The fire caused major damage to Units 4 and 5, moderate damage to Units 3 and 6, while Units 1 and 2 were largely undamaged.

The initial position was that the claim may exceed the $2 million sum insured. The key challenge was to determine whether a full redesign and rebuild was required, or whether parts of the existing structure could be safely retained.

This required targeted investigation, partial demolition, engineering input and careful scope control.

The solution

Morgan Projects developed a targeted strip-out and investigation strategy to expose the damaged areas while avoiding unnecessary demolition.

The original plans were sourced and repurposed, with only the updates required to meet current construction code. Engineering inspections confirmed that key structural elements, including inter-tenancy walls and the slab, had not suffered structural damage and could be retained.

Morgan Projects then worked with consultants, restorers and contractors to refine the repair scope, tender the works and keep the scope live throughout construction.

The result

The repair pathway avoided a full cash settlement scenario and delivered a controlled reinstatement outcome.

By retaining key structural elements, limiting demolition, salvaging undamaged areas and refining the scope throughout the project, Morgan Projects reduced the potential claim costs with an estimated saving of approximately $1m
